Booking Information

Here are our booking conditions, together with some useful information about your stay. Our full booking terms will be provided during the on-line booking process. Please contact us if you have any questions.

• Weekly lets are generally from Friday to Friday. However, some properties are let weekly from Saturday to Saturday during high season. Refer to our prices and availability pages for details of each property.
• Subject to availability, short breaks of at least two nights may be available in low season (usually mid November to Easter), with change-over days usually on Fridays and Mondays. Midweek breaks are generally priced at less than weekend breaks and represent excellent value. Short breaks may be available in high season on a last minute basis.
• All lets are from 3.00 pm on the day of arrival until 10.00 am on the day of departure.
• The rents are fully inclusive of all leisure facilities, electricity, logs, linen, towels (except swimming towels) and VAT.
• Bookings can be made on-line via our prices and availability pages, or by telephone and confirmed in writing within four working days. Payment of a deposit of 25% of the rent is required at the time of booking. Payments can be made securely on-line using a credit or debit card, or you can provide your card details by telephone, or you can post a cheque. Payment of the balance is due six weeks prior to your arrival date. Bookings made within six weeks of the arrival date require full payment immediately.
• If you have to cancel due to the ill health of someone in your party or the death of a close relative, you will lose your deposit and will be obliged to pay the balance unless the property is re-let. However, if you participate in our Rent Waiver Scheme, we will refund your deposit and refund or waive payment of the balance due if you cannot fulfil the contract due to any of the said circumstances. The charge for this is 4% of the rent. If you choose not to participate, please ensure that you have appropriate holiday insurance.
• High chairs and cots are available on request.
• Eight of our cottages have always been pet-free and, in response to our clients' wishes, we no longer accept pets in any properties.
• Some of our properties are more suitable for disabled guests than others, so please seek our advice by email or telephone before booking. We can provide aids for the disabled on request.
• All of our properties have been non-smoking since 1 January 2008.
• The village of Powburn is one mile away and provides a post office, petrol station / shop / butcher, and a pub. It is on a main bus route.
• Breamish Valley Cottages is a trading name of Breamish Valley Cottages Ltd.
