Whether you’re looking for some much needed down time in our spa, want to visit some of Northumberland’s stunning attractions or fancy challenging yourself with one of our suggested picturesque walks; we believe that there is something for everybody in our tranquil country retreat here at Breamish Valley Cottages.

We would like to invite our new and returning guests to read our information pages. If you have any additional questions, please don’t hesitate to contact us and we will be more than happy to answer them for you.

We respect the fact that this is your holiday, and we would like to ensure that you get everything out of it that you desire.

Terms & Conditions

Here are our booking conditions, together with some useful information about your stay. Our full booking terms will be provided during the on-line booking process. Please contact us if you have any questions.

Bookings can be made on-line via our prices and availability pages, or by telephone and confirmed in writing within four working days. Payment of a deposit of 25% of the rent is required at the time of booking.

Payments can be made securely on-line using a credit or debit card, cheque or we can provide details for a BACS payment. Payment of the balance is due six weeks before your arrival date. Bookings made within six weeks of the arrival date require full payment immediately.

Millers Hill, Souterpot, Heathery, Night Fold, Coally Law and Castle Close are let Saturday – Saturday during high season (April – November) and Friday – Friday during low season (November – April). Short breaks are available during low season (Excluding School Holiday Periods).

Outer Moss, Comby Hills, Craggy, Kilnfield, Heron Hill and Cheviot are let Friday – Friday all year round. Short breaks are available between November and April (Excluding School Holiday Periods).  These cottages are also let for short breaks during April, May, June and September.

Subject to availability, short breaks of three nights Fri-Mon or four nights Mon-Fri may be available in low season (usually mid-November to Easter), with change-over days on Fridays and Mondays. Midweek breaks are priced at less than weekend breaks and represent excellent value. Short breaks may be available in high season on a last minute basis.

Short Breaks are available in all of our luxury holiday cottages.

Christmas week starts on 21st December and New Year 28th December, we also offer a special 4 night break option over Christmas and New Year, available on request.

Arrival time is between 3.00pm – 6.30pm where the office will be open, and you will be directed to your cottage. After 6.30pm, we ask guests to consult their site plan received in their arrival email and find their own way to their cottage.

All lets are from 3.00 pm on the day of arrival until 10.00 am on the day of departure.

The rents are fully inclusive of all leisure facilities, electricity, logs, linen, towels and VAT. We do however ask guests to bring their own towels for swimming.

High chairs and cots are available on request with no extra charge. We do not, however, provide linen for cots.

Bed-wetting is a sensitive area, but we do provide waterproof mattress protectors in each cottage. We ask that you use these if you are in any doubt, as we will make a charge for spoiled mattresses.

We do not accept pets in any of our cottages, except for Cheviot Cottage. We realise that assistance dogs are a separate issue, and so please double check before booking if a member of your party suffers from allergies to dogs.

Some of our properties are more suitable for disabled guests than others, so please seek our advice by email or telephone before booking. We can provide aids for less able people on request.

All of our properties have been non-smoking since 1 January 2008.

On the day of checkout, we request that cottages are left in a neat and tidy state with the bins emptied, and all dishes washed and put away. We reserve the right to charge an additional fee for cottages left in an unsatisfactory manner.

The village of Powburn is one mile away and provides a post office and petrol station / shop. It is also on the main bus route.
